Development Services staff is responsible
for processing development applications with the goals and objectives
of the City Plan (Official Plan) particularly: site plans, subdivisions
and environmental review:
The Site Plan staff review and provide Engineering comments on
the following types of applications as they relate to site plans:
- Committee of Adjustment
- Zoning
- Official Plan Amendments
- Condominium, Commercial and Industrial Site Plans
The Site Plan staff provides comments on such items as stormwater
management, grading and servicing as required. After approval of
the site plan, the responsibility for the plan shifts to the Development
Inspection staff for inspection.
Within Development Services, staff will coordinate the second
phase of the draft plan of subdivision process, specifically from
draft plan approval through to registration and the commencement
of construction. The primary responsibilities within this section
include
- Review and approval of the detailed engineering design and
all supporting documentation
- Coordinate municipal services and infrastructure between adjacent
developments
- Prepare, coordinate and administer the subdivision agreements
- Environmental Site Assessments
- Provide comments and input to various other groups as it relates
to the Engineering component of a proposed or approved draft plan
of subdivision
Once construction commences, responsibility for the draft plan
shifts to the Development Inspections Division for inspection
Environmental Engineer within the Development Engineering Division
reviews and approves the environmental site assessment reports associated
with all land development applications including:
- Severances (Committee of Adjustment)
- Minor variances (Committee of Adjustment)
- Re-zoning applications
- Official Plan Amendments
- Site plans (including condominiums)
- Plans of Subdivisions.
- Stormwater management reports at the block plan stage
